The goal was to secure a property that could accommodate the client’s medical practice, allow room for future expansion, and sit within a corridor with strong long-term growth. On-site parking for 4–5 consultants and easy patient access were essential, along with a building that could either be repurposed or rebuilt from the ground up.
This site stood out for its main-street position in the exact area the client wanted to operate. Although the property was poorly marketed and partially leased, many buyers overlooked its potential. Rather than treating the existing tenancy as a barrier, we focused on understanding the tenant profile and negotiated an early exit, contingent on us securing the purchase.
Once this was agreed, we engaged our network of consultants to scope and cost the proposed redevelopment, allowing us to confidently establish the site’s true value. By seeing opportunity where others saw complexity, we positioned the client to secure a high-potential property in a prime location.
